Primary Purpose of Organizational Unit:Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services.
The HVAC Auxiliary Shop 2nd Shift is a unit of Building Services that operates, maintains, and improves pumps, fans, compressors, motors, air filtration systems, fume hoods, and air handling systems. These diverse systems serve a variety of facilities including classrooms, auditoriums, offices, kitchen/dining areas, parking decks, arenas/athletic venues, laboratories, clinics, surgery suites, clean rooms, data centers, museums/repositories, residence halls, and vivariums. These customers depend on the Auxiliary shop to provide safe, reliable, comfortable, and efficient HVAC operations to achieve UNC's many missions.
A SIGN-ON BONUS OF $4,668 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:
$2,334 WITHIN 30 DAYS OF HIRE DATE & $2,334 12 MONTHS AFTER HIRE DATE.
Operates and performs preventive/predictive/condition-based maintenance and repairs on commercial/industrial building mechanical and associated electrical systems. Tasks include troubleshooting motor controls and starters, maintaining vacuum and hydronic pumps, repairing oilless air compressors, resolving condensate and other leaks, diagnosing and replacing single and three phase motors, performing laser alignment for couplings and sheaves, properly tensioning synchronous drive belts, cleaning coils and air handlers, maintaining and replacing bearings and fan wheels, analyzing vibration in rotating machinery, and measuring and adjusting laboratory fume hood airflows. Additional responsibilities include mentoring other staff.
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Required Qualifications, Competencies, and Experience:Requires skills in preventive maintenance, troubleshooting, repair, and rebuilding for air handlers, exhaust fans (general and fume hood,) hot water pumps, air compressors, fan coil units, vacuum pumps, motor controls and electrical safety devices. Also requires the ability to diagnose complex system-wide issues affecting critical research, health care, teaching, and public service operations; and safely clean coils and air handlers (including mold and algae,) modify fan speeds, replace belts and bearings, align couplings, and diagnose motor and starter problems with minimal down time. Knowledge of air conditioning, refrigeration, steam, chilled water, lubricants, compressed air, vacuum systems, single and three phase electrical power, air handling and distribution, fluid flow, heat transfer, sound and vibration, thermal comfort, indoor environmental health, air contaminants and odors, energy use, and duct and pipe design and sizing, is required.
Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions may require the University to close.
May require working in active BSL3 labs, which requires a baseline blood draw, a physical, and vaccines as well as annual medical certification, respirator fit testing, and training. Entry into such labs requires escort from the Environment, Health, & Safety Department, respirator use, safety attire, and possibly shower in/out.
Requires working in health care facilities, which requires vaccines, tuberculosis testing, and overall medical certification.
A valid North Carolina Drivers License is required. Must have EPA universal refrigerant certification or ability to obtain with one year of starting the position.
Knowledge in industrial or HVAC technical trades; ability to read and interpret mechanical and electrical diagrams; demonstrated experience in a commercial or industrial environment performing mechanical and HVAC equipment maintenance and repair (air handlers, exhaust fans, air compressors, etc.).
Ability to find improved and more efficient ways to accomplish work tasks, willingness to perform any duty assigned, and a desire to develop skills and abilities by learning from other technicians.
Ability to climb ladders; move objects weighing at least 50 lbs with or without reasonable accommodation; wear a respirator and other required Personal Protective Equipment (PPE) such as safety shoes, eye protection, a Tyvek suit, gloves, mask, goggles, and arc flash safety gear.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
