Job Title:Facilities Mechanic Sys TechnDepartment:University Hospital | Facilities Administration


The Mechanical Shop is responsible for maintaining and repairing the health systems mechanical systems and related equipment. Mechanical systems and equipment include but are not limited to HVAC/R, pluming, fire protection, indoor air quality, pumps and rotating equipment. This title is covered under the current Agreement between The Ohio State University and Communication Workers of America Local 4501.

Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement; may work overtime; subject to 24 hour emergency call.

Will require the successful completion of a criminal background check and motor vehicle review; may require employee health evaluation and vaccinations.

Function Statement:
Under the general supervision of a senior technician or supervisor, performs complex tasks that ensure the uninterrupted operations of mechanical systems and equipment. Inspects, tests, installs, fabricates, modifies, rigs, maintains, troubleshoots, and repairs mechanical systems and equipment. Mechanical systems and equipment include, but are not limited to: boilers, compressed gas systems, medical gas systems, backflow preventers, fire pumps, air compressors, laboratory and industrial kitchen HVAC/R equipment (e.g., ice machines, freezers, refrigerators), rotating equipment (e.g., compressors, pumps), drain, waste and vent systems, specialty water systems (e.g., chlorine dioxide, de-ionized water, reverse osmosis), domestic water systems, steam and condensate systems and plumbing fixtures. Responds to emergency situations and evaluates and corrects defects. May assist lower level technicians.


Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; properly completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic and verbal methods and devices; operates department vehicle; performs other duties as assigned. Incumbents may perform some or all of these duties and other job-related duties as required.


Performs Two of Six Technical Specialties (70%):
Rotating Equipment Maintenance and Repair:
Installs, maintains, and repairs rotating equipment (e.g., pumps, compressors, turbines, fire pumps, air compressors). Installs, maintains, and repairs rotating equipment components including but not limited to: bearings, belts, bases plates, couplings, gears, mechanical seals, shafts and sheaves. Performs and interprets vibration readings. Aligns rotating equipment and related components. Performs basic rotating equipment PMs.


Plumbing and Pipefitting:
Installs and repairs piping and components. Installs and repair domestic water systems. Installs and repairs drain, vent and waste systems. Installs and repairs specialty water systems (e.g., chlorine dioxide, deionized water, reverse osmosis). Installs, certifies, repairs and performs preventative maintenance on backflow preventers. Installs and repairs plumbing equipment and fixtures (e.g., meters, valves, toilets). Installs and repairs compressed gas systems. Installs, inspects, tests and repairs natural gas systems. Installs and repairs fire protection system components (e.g., piping, heads, valves). Troubleshoots and resolves plumbing system issues (e.g., pressure, temperature, leaks). Performs plumbing and pipe fitting PMs.


HVAC/R:
Installs and repairs laboratory and industrial kitchen HVAC/R equipment (e.g., ice machines, freezers, refrigerators). Repairs boilers. Performs intermediate and complex HVAC/R PMs.


Metal Working and Rigging:
Designs and fabricates mechanical system parts and tools (e.g., brackets, gaskets, guards, shafts). Performs equipment installations (e.g., fans, pumps, motors, vibration eliminators). Calculates loads and selects the appropriate equipment required to hoist extremely large or heavy equipment. Performs metal working and rigging equipment PMs.

Medical Gas System Maintenance:
Installs and repairs medical gas system components including, but not limited to: valves, wall plates, and fittings. Installs and repairs medical gas vacuum pumps. Repairs medical gas system piping. Repairs Environmate units. Verifies medical gas system pressures. Performs medical gas system PMs.

Steam and Condensate System Maintenance:

Installs and repairs steam and condensate system components including, but not limited to: controllers, coils, fittings, gauges traps, piping, strainers, valves, and vents. Fabricates steam and condensate system components. Troubleshoots and resolves low, medium steam system issues. Assists with the troubleshooting and repair of high pressure steam system steams. Performs intermediate steam system PMs.

General Duties (30%):

Technical Support:

Ensures areas are in compliance with applicable codes. Documents regulatory compliance tests. Becomes knowledgeable of equipment and utilities and transfers that knowledge to other staff. Troubleshoots and resolves field problems. May assist lower level technicians. Locates, identifies, disables and enables local utility shut-offs. Updates building drawings. Participates on emergency response teams.

Communication / Recordkeeping:

Documents labor, materials and work performed on work orders. Requests equipment and materials required to complete tasks. Provides feedback on materials. Informs customers when task are completed. Communicates and initiates work order escalation, if needed.

Other Departmental Duties:

Participates in professional development/ continuing education activities: obtaining and maintaining required certifications, soft skill development, etc. Interacts with and assists other areas and staff within the department. Participates in meetings, trainings, and orientation. May participate on committees. Performs other duties as assigned.

Major Work Characteristics:

Ability to: 1) read, understand and update blueprints, schematics and as built drawings, 2) read, understand and apply safety standards and practices (e.g., hazard communication, infection prevention, lock-out/ tag-out), 3) read, interpret and apply technical manuals and systems specifications, 4) follow applicable trade specific codes, standards and regulations, 5) learn technical skills and apply new knowledge to solve problems, 6) select and use hand, power and machine tools, 7) maintain a clean and safe work environment, 8) add, subtract, multiply and divide whole numbers; calculate fractions, decimals and percentages; use algebra, geometry and trigonometry, 9) apply engineering principles, load calculations, accepted techniques and equipment required to lift and move extremely large or heavy objects, 10) perform and interpret vibration analysis, 11) locate, disable and enable electrical disconnects and plumbing shut-offs, 12) instruct others to perform a task, 13) provide guidance and expert advice about technical systems or processes, Skills: 14) brazing and soldering, 15) welding, 16) cutting and threading pipe, 17) problem solving, 18) time management, 19) conflict management (e.g. handle complaints, identify issues and negotiate with others), 20) basic computer (e.g., data entry, data retrieval, electronic communication, internet searches, navigate and retrieve information from websites, create basic reports using Microsoft Word), 21) customer service (e.g. demonstrate empathy, meet quality standards, actively look for ways to help others), 22) planning and prioritizing work, 23) resource management, 24) troubleshooting mechanical systems, Knowledge of: 25) Ohio plumbing code (e.g. fittings, water supply systems, sanitary drainage systems, waste, stacks-vents, traps, piping and storage systems)*, 26) boiler operation, 27) ac/dc theory, 28) relationship of preventive maintenance and equipment life-cycle, 29) medical gas system design and operation ****, 30) steam system fundamentals (e.g., condensate, temperature and pressure relationships, flow, regulation and uses) *****

Minimum Classification Requirements:

High school diploma/GED or equivalent combination of education and experience; two years' experience in maintenance of HVAC/R, plumbing, medical gas, steamfitting or machinist trade and related equipment or equivalent combination of education and experience; obtain the following during the probationary period: valid OSHA 10-hour General Industry Safety and Health card, EPA Section 608 Technician Certification- Universal**, and ASSE 6040 certification***; successful completion of the probationary period includes demonstrated competence in two of the following technical specialties as determined by the needs of the department: rotating equipment maintenance and repair, medical gas system maintenance, steam and condensate system maintenance, plumbing and pipefitting, metal working and rigging, and HVAC/R equipment.

Desired Qualifications:
Associates/technical degree or certificate in skilled trades/maintenance related field; Valid AWS Certified Welder certificate; boiler operator's license (e.g., low pressure, high pressure); basic understanding of university building design standards (BDS) related to the maintenance and repair of building systems and equipment; basic understanding of the project process as managed by FOD Design and Construction


Physical Requirements:
Must be able to push and pull 70 lbs. and distinguish colors; climb and stand on ladders for extended periods of time.


Unusual Work Conditions:
May work in hot, cold, dusty, or dirty environments for an extended period of time. May work in cramped spaces.
